Two tables. Everything is in them. Buyers pay the hammer price and nothing more. Sellers pay one commission, and only when a domain sells.

A worked example
Hammer at £10,000: the buyer pays £10,000, you receive £9,000, escrow included. The 10% commission is the only deduction. There is nothing else to add and nothing else to subtract.
